Lealholm CLT Trust properties
The trust properties will be "Affordable Homes" available for rent to "Local people" who satisfy the need for an Affordable Home. Applicants must be able to demonstrate a Local Connection and a need for an Affordable Home when applying for a Trust home in Lealholm. This is described in more detail below.
Register an Interest in a Lealholm CLT property
The proposed development in Lealholm is in the design phase, but registering an interest on this site will help justify the number of homes to be built.
If you do register an interest, you will be contacted during the build phase to give you a chance to apply for a home, if you are still interested.
North Yorkshire Homes Choice
Once the development is completed, North Yorkshire Home Choice will manage the day-to-day tenancies. Therefore, if you're interested in any Affordable Home in the area, register with them as soon as possible. Waiting times in the county can be up to 40 weeks.
Eligibility
Overview
The following three criteria must be satisfied to apply for/ occupy an Affordable Home owned or managed by Lealholm CLT.
Local Connection
At least one of the applicants must be able to demonstrate a Local Connection. i.e. You must be able to satisfy at least one of the following conditions.
Describe your Local Connection.
- Was born in the Locality and/or still have immediate family living in the Locality
- Has lived in the Locality for a period of more than 5 years
- Have an essential need to provide or receive support through old age, illness, or disability from a family member who satisfies the above two points
- Is currently employed in the Locality and have been for more than 5 years
- Has no local connection to the defined Locality, but I do have a Local Connection to one of the Parishes immediately surrounding Glaisdale Parish which are in the district of Scarborough.
Housing Need
Applicants must be able to demonstrate a Housing Need. i.e. Your current accommodation is unsuitable and you cannot afford to buy or rent suitable accommodation in the Glaisdale Parish (Glaisdale, Lealholm, Lealholmside, Oakley Walls Fryupdale, Houlsyke etc.).
Current accommodation unsuitable?
- The state of your current home is poor e.g. inadequate heating/ damp etc
- The current property is too small or overcrowded e.g. too few bedrooms
- Employed Locally but have to travel too far to work
- Your current housing costs take up too much of your current income.
- Frequently used village amenities are difficult to access due to Age/Disability etc.
- Other reasons, please specify on the application.
Why are you unable to satisfy this need?
- The current household income, capital and assets are insufficient to buy or rent suitable accommodation in the Locality on the open market;
- We are currently owner/ occupiers, but we are legally unable to remain in our current home and the sale of said home would not realise sufficient funds to enable a suitable property to be purchased in the Locality.
Finance
Applicants must be over 18, have a legal right to residency in the UK and be able to afford a Lealholm CLT Home. i.e. You must satisfy all three of the following conditions to apply for a home in Lealholm.
Are you able to satisfy all of the following requirements?
- I am over 18 and able to demonstrate a legal right to reside in the UK
- I am willing and able to demonstrate that I can afford a Lealholm CLT trust home
- I am willing and able to undergo a Credit Check and to provide proof of household income, capital, assets and any financial commitments.
